Tenancy Rental Process

 

Please review the bestlet properties list and choose one (or a shortlist) that you would like to rent.

Contact us by emailing info@bestlet.co.uk or telephone Peter and Jo Jennings on 01722 333753, 07866 935642, or 07968 773070.   Arrangements will be then made for you to view the property and meet the existing student tenants too, if you wish to.  We can also email a list of the properties that are still available. 

If you want to reserve a property you must:


1. Let us know which house you wish to reserve.   You can do this by email, phone or online. We will then advise you further as follows.


2. Review the generic Tenancy Agreement and Guarantor Form.  You can download them by clicking on the links below or we can send them to you. Make sure all members of your tenant group (and their guarantors) are happy with the document before you proceed to pay the administration fee and deposit.

 

3. Send the Administration Fee of £50 each – i.e. a group of 6 needs to collect and send us £300 (best put directly into our HSBC business bank account, the details of which we will give you, or send a cheque made payable to Mr and Mrs PJ Jennings 65 Castle Rd, Salisbury, Wiltshire , SP1 3RN). This Administration Fee reserves the property for you (provided that you pay the deposit and complete the paperwork). It is not refundable if you subsequently do not enter into a tenancy with us or we have to put the house back on the market e.g. deposit not paid or paperwork not returned.   Please send an email to confirm the details of the payment so that we can check and confirm receipt.

4. Send the House Deposit of £350 each (6 bed house requires a deposit of 6 x £350 = £2100) within 14 days. This is best sent directly to our HSBC business account. Please send an email to confirm the details of the payment so that we can check and confirm receipt. Your deposit, which is returnable at the end of the tenancy period, will then be registered with a Tenancy Deposit Protection Scheme.

5. Complete the Tenants Contact Form and email it to us within 14 days, which can be downloaded by clicking on the icon above. Please complete it and email it back to us taking particular care to type the correct email and telephone numbers of each tenant. We also need name and home address of each tenant.

6. Let us know whether or not you wish to have the bills included in the rent for the house.  The bills inclusive option (gas, electricity, water and sewerage) only costs approx an extra £13 per person per week for a 6 bed house.

7. Sign the Tenancy Agreement. We will either make arrangements to meet with you as a group to sign it or we will send it to the nominated lead tenant so that you can complete and return it to us. ALL tenants must sign the agreement and it must be returned to the Landlords by post (Peter and Jo Jennings, 65 Castle Rd, Salisbury, Wiltshire, SP1 3RN).

8. Photo Identification. we will also need you to send us a photo ID e.g passport photo page or driving licience showing your signature for each tenant. These are best collected together scanned and emailed in one document, or send by post.

9. Guarantor forms.  Each Guarantor must sign the guarantor form (see download icon above) and return it to us by post. If you can, its best to collect these together and send them.

  IF WE DON’T RECEIVE ALL THESE ITEMS WE MAY HAVE TO PUT THE PROPERTY BACK ON THE MARKET .
